Please allow me to introduce myself. My name is William May My wife and partner Cynthia May were in charge of two 3 story buildings approximately 70 units 1 and 2 bedroom apartments. In the beginning years, we also helped out with two other buildings around 70 units also we trained caretakers carefully worked with them until they were ready to take over. We worked Monday through Friday and most weekends. We were both very dedicated to TPM properties. I kept the buildings clean,and presentable. I performed yearly and sometimes monthly inspections depending on the apartment situation. Cynthia signed tenants in and out of apartments and went into great detail on the building rules and regulations. We would welcome the new tenants and make them feel comfortable in their new home. I personally would take care of all interviews to potential new tenants. This is something I have had great success at. I keep a good professional relationship with tenants and very careful not to get caught up in problems outside our establishment. I make this very clear and keep tenants on track. Cindy would send monthly reports to head office, vacancy reports ,new tenants contracts, receipts including all banking , sometimes working closely with other property managers in the company, sometimes receiving advice and sometimes giving advice, and when needed the CEO of the company was always available. I made all decisions with all contractors associated with the buildings. I would have each unit completely ready for a new tenant whatever the unit needed usually in a 14 day period. The company allowed me 30 days ,carpets cleaned or replaced ,flooring, countertops, plumbing ,electrical. Some of this was contracted out but most of it was completed by myself. I was also responsible for the complete outside of the two buildings. Painting, snow removal just about whatever needed to be done professionally without bringing a high priced contractor in , we were available for (24 /7 ) emergency contact , operated sky jacks for exterior painting or projects , my wife was in charge of research and marketing for rental prices. Over the 11 years I raised rent from approximately $400 a month to $1400. I completely renovated 90% of rental units. I am extremely experienced in tenant issues good or bad. I have also had experiences and solved problems with bedbugs and educated tenants that were infected with a great deal of success.
