• Manage a portfolio of 462 residential apartments,
ensuring high standards of maintenance and tenant
satisfaction.
• Oversee all aspects of property operations including leasing, tenant relations, maintenance, and financial reporting such as preparing monthly budgets, accruals, AR reserve and variance reports.
• Screen and process the rental applications, lease takeover, transfers and renewal requests.
• Show vacant apartments to prospective residents and conduct corporate tours.
• Address tenant complaints and disputes promptly and professionally, ensuring a positive living environment.
• Implement marketing strategies to attract new tenants and maintain high occupancy rates.
• Conduct regular property inspections to ensure compliance with health and safety regulations.
• Meet with new tenants to sign leases; arrange move-in/ Move
outs orientation, familiarize tenants with the building
• Complete suite Inspection reports for tenants moving into/out of
the building and carry out various administrative paperwork-
serve, send correspondence, collect rent, rent transactions,
collections and default procedures etc.
• Work with contractors to complete necessary work/repairs with
minimal disruption to our tenants.
• Approve invoices and prepare contracts, set up vendors.
• Organizing events.
• Manage 400 plus apartments with a team of 15 including landscapers, maintenance, and cleaning associates.
• Screen and process Affordable Housing applications and renewals.
• Preparing monthly budgets.

• Responsible for filing quarterly IFTA (International Fuel Tax Agreement) for all the Trucks.
