• Identify and pursue funding opportunities for housing projects, including grants, loans, tax credits, and other financing sources.
• Develop and maintain relationships with funding agencies and organizations to secure the necessary funding.
• Identify real estate opportunities for affordable and subsidized housing developments in target areas, potentially through partnerships with non-profit and for-profit groups.
• Develop collaborative relationships with local stakeholders, and participate in relevant community and stakeholder meetings.
• Coordinate with other housing and community development agencies, municipal, provincial, and local agencies, housing authorities, and private sector developers on housing and community development matters, policy formulation, and funding strategies.
• Seek and obtain development support, including project feasibility analysis, due diligence, fundraising, and preparation of funding and grant applications.
• Develop housing-related budgets and make informed decisions based on operational budgets, capacity, and agreements, with input from the finance department.
• Oversee procurement of consultant services related to housing development, and their management and administration in accordance with VAFCS policies and procedures.

• Prepare and update project proformas to ensure accuracy of budgets and reports
• Fund application and contribution negotiation with CMHC, BC Housing and local municipal goverments
• Conduct Due Diligence and Feasibility Analysis
• Coordinate with construction and building operations
• Legal contract review
• Manage building turnover
• Review monthly progress claims and change orders
• Attend construction site meetings
• Relationship building with staff from all three levels of government

• Coordinate of design consultant team and the permit submission process.
• Coordinate and track project budgets and schedules .
• Produce internal and external (investor/stakeholder) project reporting and presentation.
• Liaise with Municipal governments in the Lower Mainland and coordinate the approvals process and various agreements such as Servicing Agreement, Covenant Agreement, Housing Agreement.
• Coordinate legal agreements and documents such as Disclosure Statements, Contract of Purchase and Sale, Encroachment Agreements.
• Prepare documents necessary for construction financing qualification.
• Coordinate necessary consultants to aid in land acquisition and due diligence process.
• General market research and municipal and provincial policy research.

Development:

• Research potential development for residential, commercial and mixed use sites
• Pro forma creation and modification
• Liaise with municipal staff and sub-consultants
• Coordinate RFP for sub-consultants and reviewing consultant proposals
• Attend public hearings

Construction:

• Facilitate tender processes, negotiate pricing with sub-contractors
• Budget document creation, budget tracking and cost projection
• Administrate Procore and streaming lining construction document control processes (RFI, Submittal, Site Instructions, Change Orders)
• Procurement of project management software
