• Lead and coordinated entire project team throughout preconstruction (i.e., entitlements, due-diligence, permitting), construction and project closeout for a variety of projects ranging in 20,000 SF to 350,000 SF with budgets ranging in $2,000,000 to $80,000,000.

• Directly managed team of project engineers and managers to ensure projects, including their milestones, guidelines and schedule was being met.
• Developed RFPs, construction schedules, project requirements and specifications for a variety of construction and capital improvement projects.
• Coordinated design, construction and project closeout for a variety of tenant improvement projects with unique challenges.
• Conducted facility assessments for portfolio of 20+ distribution centers and offices to assess short- and long-term capital needs.
• Prepared, negotiated, and reviewed contracts (i.e., AIA, lump-sum, cost plus, etc.) and bids for all projects with consultants and general contractors to ensure best pricing.

• Developed and managed annual capital budgets, including tracking of monthly capital spend and forecasting with Asset Management and external operators.
• Managed and coordinated multimillion-dollar construction, renovations and redevelopments at multiple communities concurrently
• Reviewed contracts, construction draws, and all design plans for renovations, redevelopments and all other major capital improvement projects within a portfolio of 60+ assets.
• Liaised with city officials, operators and local municipalities throughout entire United States as it pertains to the construction, permitting and easements for Healthpeak owned assets.
• Performed Net Present Value (NPV) and Internal Rate of Return (IRR) analyses for proposed capital improvement projects to evaluate revenue enhancing parameters.
• Collaborated with operators and construction managers throughout the bidding and preliminary construction process to ensure balanced and fair pricing.

• Directly managed multiple subcontractor budgets, contracts and field personnel on a 100 million dollar, 22-story ground-up apartment high-rise tower.
• Coordinated and developed scheduling sequence with drywall, mechanical, electrical and plumbing subcontractors to ensure project milestones are met.
• Developed and managed the quality assurance and quality control programs for all major subcontractors throughout the project duration.
• Developed and coordinated the punch-list program in preparation of owner handover.
• Reviewed architectural, structural, mechanical, electrical and plumbing plans for compliance with project specifications, safety regulations and design requirements.
• Facilitated weekly Owner-Architect-Contractor (OAC) meetings to review and discuss major project updates including any potential change orders.
• Performed quantity and cost estimations on various scopes of work to evaluate cost effective alternatives.
