Property Management

Managed over two million sf of industrial, retail and office properties in Laval, Montreal, Sherbrooke and Cornwall, Ontario. These services included budget creation, monthly reporting, lease negotiations (including liaison with the brokerage community), execution of tenant improvements, as well as capital expenditures, municipal tax contestations, due diligence for acquisitions, and disposition strategies. Overall, an average occupancy of over 90% was achieved throughout the portfolio, achieving above-average returns for the investors.

Office Development

Multi-phase construction of over 500,000 sf of office and laboratory space for Ericsson's world-class research center in the Town of Mount Royal. This involved extensive technical design and coordination with architects, engineers, and general contractors, as well as sourcing all financing needs.

Land Development

10 million sq ft of land was purchased as agricultural land. It was rezoned, and streets and main arterial infrastructure were built. A commuter train station was incorporated into the site, along with parks, a sports complex, and three schools. Part of the site was rezoned for commercial use, where Smart Centres built a large commercial center, including Walmart, Reno Depot, Metro, as well as many smaller boxes.

Each of the following required my full involvement, including zoning changes, showroom design, interface with sales and leasing personnel, infrastructure design and construction, full accounting and reporting, as well as financing requirements:

2005: Jardins Versailles (73 condos / 8 storeys)

Value: $15 million

2006: Jardins St-Leonard (104 condos / 6 storeys)

Value: $19 million

2007-10: Square Cartier (160 condos / 6 storeys)

Value: $34 million

2012-2016: Le Griffix (183 condos / 20 storeys)

Value: $60 million

** This project was awarded the prestigious Gala Habitation

award by the ACQ for the best high-rise project in Quebec.

2016-2022: Le LINQ (260 townhomes)

Value: $85 million
