ON-SITE PROPERTY MANAGER

  • Oversee property operations ensuring tenant satisfaction and adherence to lease agreements through clear communication and proactive solutions.
  • Responsible for collection of rents, serving/posting notices, arranging and scheduling maintenance and vendor services, conducting walk-throughs with/without tenants, and constructing unit turn repair recommendations and timelines.
  • Conduct in-person and video tours for prospective tenants, Open Houses, create and produce individualized marketing flyers for prospects, signing/reviewing deposits, leases, and other legal documents, mediations, and assisting with legal proceedings when necessary.
  • Coordinate move-in and move-out processes, minimizing vacancies and maximizing rental income.
  • Monitor progress of construction and maintenance projects and notify appropriate individuals of project updates, delays, and schedule changes.
  • Conduct regular site inspections and coordinated with Management to maintain safety standards and address maintenance needs and potential hazards.
  • Mitigate risks associated with legal disputes involving tenants or vendors by resolving conflicts professionally while adhering to applicable laws.
  • Deliver emergency 24-hour on-call service for tenants on building issues.
