I am a Boiler Room Operator. I operate and maintain 3 water tube steam boilers that each have an output of 31,000 pounds of steam per hour, at 135 psi. I also operate and maintain 3 absorption chillers, two of which have 900 tons of capacity, and the third has a capacity of 520 tons. As boiler room operator, I operate many steam turbine powered and electric pumps to effectively supply and maintain a 165°F HRS temperature and a 45-55°F CWS temperature of the water that gets pumped throughout the plant. The HRS temperature is used for the wastewater treatment process and plant comfort heating, while the CWS is used for equipment and comfort cooling. I am responsible for water treatment and adding chemicals as needed to maintain proper water chemistry. I do maintenance and repair on the many air handlers, split systems, heat pumps, package units, reciprocating chillers, electric motors, hydronic pumps and all of their associated pneumatic and DDC controls that operate this HVAC equipment. I have installed and maintain two Liebert Computer Room Air Conditioning Systems That cool the computer equipment in the Plant Control Center. I also maintain equipment logs, monitor HVAC equipment using SCADA, document my work performed on work orders using Maximo, and order and install parts to complete these work orders.
Duties SummaryI am one of two HVAC Tech II Leads directing the daily work activities of thirteen HVAC techs in the HVAC shop. I am also the Lead of two Swimming Pool Techs and we maintain chemicals and repair mechanical problems of our 14 swimming pools.
I report daily to the Mechanical Supervisor in charge of the HVAC, Plumbing, Electrical and Pool shops. I keep him informed of HVAC and Pool related problems of over eighty sites, with action plans of what it will take to resolve these problems in a timely matter to keep the occupants of these buildings comfortable. I screen and interview candidates when we have vacancies in the HVAC or Pool shops. I help plan large and small deferred maintenance projects to replace old HVAC equipment, controls, and Swimming Pool pumps, boilers, and sand filters. I review BlueBeam blue prints when schools get modernized and HVAC equipment is going to be replaced. I assist Techs with major equipment failures to get the HVAC or pool equipment back on line in a timely manner. I am also directly involved with the programming and scheduling of the occupied run times of the HVAC equipment using digital controls by Alerton, Johnson Controls Metasys, and Pelican. Schedules are monitored daily to provide special event schedules while maintaining energy savings. We frequently have communication problems with the EMS systems, so I have spent a lot of time resolving "comm" issues.
