RENTAL CRITERIA AND CRIMINAL SEARCH
We offer the following information so that all applicants will have available to them the rental qualifying policies of [PropertyName]. Although we have attempted to make this document easy to read and understandable, by its nature as a statement of policy, it includes formal language and legal terms. If you have any questions about our policies or about the information in this document, please contact any member of our management team.
Occupancy Policy:
Maximum allowable occupancy is based on the number of bedrooms in an apartment home. Two persons are allowed per bedroom plus an additional one person for the entire apartment home.
General Requirements:
Each person eighteen (18) years or age or older MUST complete the application process and meet the rental requirements.
State or federally issued photo identification and social security validation will be required.
A complete and accurate rental application is required. (Incomplete rental applications will be returned to applicant).
Inaccurate or falsified information will be grounds for denial.
Credit Requirements:
Credit history in good standing is generally required. Applications are processed through OneSite screening, which evaluates applications based on an empirically derived credit reporting system compiled of debt to income ratio, income to rent ratio and check writing history.
Chapter 7 bankruptcies will be accepted with court issued discharge papers and a list of creditors that were included in the bankruptcy.
Chapter 11 & 13 bankruptcies will be accepted with proof that the repayment plan has been satisfied. Applicant must provide a court documentation indicating the plan has been satisfied and a list of creditors that were included in the bankruptcy.
Prior evictions or balances owed other rental communities are grounds for denial.
Income Requirements:
Gross monthly household income must be 2 times the stated monthly rent.
A current paycheck stub will be required (Must be within 30 days of date of application).
Bank statements may be used in lieu of paycheck stub if the account balance equals at least 3 times the stated monthly rent amount multiplied by 6 months. The bank account must be in the applicant's name.
Self-employed applicants will be required to show proof of income through copies of the previous year's tax returns.
If applicant can provide proof of income within $500 of the required amount and/or has no credit rating established, and/or has less than 6 months of rental history, the applicant may obtain a Guarantor to be considered for approval.
Rental History Requirements:
One year of positive contractual rental history from a third party reference will be required within two years from the date of application.
If the applicant has less than 12 months but more than 6 months of favorable rental history from a third party a Guarantor will be required.
Home ownership will be verified. Mortgage payments must reflect positive payment history.
Criminal Background Search:
Applicants may be denied occupancy for criminal conviction history of violent or sexual crime or any other serious crimes committed by any applicant or by other occupants (including children) who live in or plan to live in the dwelling.
Consent Form
The undersigned does hereby consent that all information stated on this application may be verified and processed for accuracy by a consumer reporting agency for the purpose of evaluating this rental application. This may include a rental report, credit report, police arrest record and/or a criminal activity report hereby release all parties from any liability in connection with the provision and use of such information. I understand that this application does not constitute any oral and/or written commitments on the part of the Landlord/agent.
Pet / Animal Policy
We are pet friendly! We allow 2 pets per household no more than 75 pounds each. Aggressive breeds are prohibited. You will be responsible for a $35 pet rent per Cat and $45 pet rent per Dog. A $500 refundable deposit is required per dog and $300 deposit is required per cat.
