  • Responsible for ten direct reports and thirty-four indirect reports in the region overseeing the management of 6.5M square of real estate comprised of 3.5M square feet of commercial product and 3.0M square feet of suburban/industrial product.
  • Completed an elaborate restructure of the BC Region utilizing core strengths of various individuals and creating an organizational chart that better allowed for the development and mentorship of various positions and streamlined the reporting structure to create synergies and a more effective management platform. The restructure essentially removed various dotted-line reports resulting in more defined reporting accountabilities in the region.
  • Oversee all governance matters as it pertains to property management ensuring full compliance in all aspects of property management for the BC Region.
  • Re-deploy various programs and initiatives throughout the region such as business continuity planning by creating a new director position called Building Systems and Sustainability Manager. The position led the region in various programs such as LEED, EnergyStar, and other pertinent sustainability programs.
  • Maintained and in some cases improved the processes of evaluating key business measures within the organization as it related to budgeting and finance to meet and in most cases exceed client needs.
  • Created a tenant relationship database system that set standards for tenant engagement with Property Managers through various meetings and interactions. Information obtained has been very useful in gaging future tenant needs and/or requirements.

  • Developed a succession plan for the property management team that allowed for the successful and effective growth of seventeen direct reports with the overall goal of achieving annual financial and operating goals and objectives using strategic planning and by providing constant feedback to team members to ensuring success.
  • Developed and implemented a leading-edge property management services platform that enabled the portfolio to grow from 1.1M square feet under management to 4.5M square feet in a four-year time span.
  • Created a tenant services brand called ConnectServe that formed a culture both internally and externally geared toward customer service within the property management division.
  • Actively managed the strata residential business overseeing all functions of strata management that effectively saw the business grow from four strata properties (35 units) to eighteen (135 units) under management over a period of five years.
  • Established leasing goals and objectives for new deals, renewals, expansions and relocations as a form of commission revenue to property management and meet client expectations.
  • Established a project management division to oversee various tenant build outs and assist current clients in new development projects.

  • Successfully devised operating and capital budgets for properties in the portfolio using historical data and various forecasting tools that kept variances within pre-determined margins.
  • Support the leasing department by providing tenant improvement costing and reviewing proposed tenant improvement plans to ensure they meet building codes and landlord specifications, as well as other support roles as required from time to time.
  • Working with the operations staff, administer the web-based program, Angus PM to ensure longevity and efficiency of building operations equipment such as capacitor banks, boiler and chiller equipment.

  • Administration of a tenant relationship database enabling management at Oxford to readily access tenant information as documented by the respective relationship manager. This information proved to be very valuable as back-up during the negotiation of renewals and expansions with existing tenants.
  • Through the preparation of lease proposals & documents, lease amending agreements, consent to sublease documents and telecom license agreements for new and existing tenants, I have developed and extensive understanding of the legal issues as they pertain to commercial office leasing and license agreements.
  • Fully versed in lease/license preparation and negotiation and the subsequent administration, as our office was solely responsible for most of the facets of the document management process.

Accomplishments

  • Collaborated with a team of forty individuals in the implementation of a program called "First Impressions" that ensured the pristine presentation of all the buildings in the portfolio.
  • Achieved 100% desired team retention by reshaping the regional organizational structure that saw redundant positions phased out and new positions implemented to ensure opportunities for staff to develop and advance as part of succession planning.
  • Achieved very high scoring (90th percentile) in our biennial tenant surveys by implementing very effective action plans from the previous surveys to resolve various issues.
  • Created a very comprehensive reporting package for various ownership and asset management representatives for the quarterly asset review meetings that provided greater clarity and depth to the various parties.

Partnering with IBL Risk Management, Awarded the 2003 BOMA Innovation Award   for the incorporation of HAScheck (web-based Health & Safety system) into the   GWL Realty Advisors property management platform for the region.  


Recipient of the 2006 TOBY Earth Award through BOMA Calgary in March 2006.  The Earth Award criteria considers landlord diligence in the areas of WHMIS training  & programs, Management of Environmental Risks, Emergency Response Planning,  the 4-R Programs, Hazardous Waste Management, Water & Energy Conservation,  Indoor Air Quality, Green Purchasing and Tenant Communications.
