  • Supporting a 2.2 million-square-foot commercial real estate portfolio. Worked under Cushman & Wakefield management and supported the transition of building operations to Metro Services.
  • Operates the facility alone during working hours and after, as needed.
  • Ensure that all buildings-specific documentation and reports are completed accurately and on time, including (and as applicable): Property Information Book, Site Operating Manual, Emergency Procedures Manual, IIPP Manual, Local Code Compliance Log, ADA Compliance Log, OSHA Log, Safety Meeting Log, Elevator Logs, Janitorial Log, Purchase Order Log, Vendor Certificates of Insurance, As-built Drawings, IIPP Manual, Paid Invoices File, General Files, Contract Files, Annual Property Conditions and Year-end Performance Report, and other reports and documentation, as required.

  • Regularly perform Corrective Maintenance on building plumbing and pumping systems, including valve replacement, fixture replacement, main line cleanout, and pump seal and bearing replacements.
  • Also performed pump and motor replacements and troubleshooting and repair on lighting systems, including whip replacement, switch replacements, and sensor, ballast, and lamp replacements.
  • Performed repairs on HVAC systems, including replacement of contactors/relays, fan replacements, belt replacement, condensate pump replacement, as well as condenser barrel cleaning and valve actuator troubleshooting.
  • Worked with three engineers and two technicians to ensure the mechanical, controls, electrical, and safety system integrity was maintained at all times and provided training and oversight for other engineers and technicians on valve replacements and copper system re-piping and brazing.
  • Performed periodic walk-through inspections to ensure the cleanliness, safety/damage control equipment standards, and general material inspection requirements were met for approximately 1.2 million sq. ft. of building space.
  • Performed morning walk-thru inspections to ensure overall building system operability, focusing on critical systems (cooling tower, domestic water, hot water, emergency generators, critical AC units, building supply, and exhaust).
  • Responsible for overhauling the parts inventory for all four buildings on site. This included taking a fresh inventory of all parts and tools and sourcing multiple suppliers, including lead times and pricing, when necessary. This allows the team to prioritize cost and maintenance urgency.
  • Regularly Perform Preventative Maintenance on Variable Air Volume units (VAVs), Mammoth air conditioning (A/C) units, heat pumps, cooling towers, variable frequency drives (VFDs), building, kitchen, and office supply and exhaust fans (Vane Axial and VFD supplied), and boilers.
  • This includes prioritizing work orders and supporting my team’s projects.
  • Frequently interface with Vendors by providing any assistance and/or direction that will help them meet our goals and expectations.
