At the start of the file the processor would work up the income and check all credit and supporting documentation to see if it
qualifies and is ready to be submitted to the underwriter.
At this point the processor would order 4506's any and all Voe's and
all title escrow items
Once File was approved by underwriting, the processor would then start tracking down all conditions by either contacting and
updating the loan officer on what was needed and updated the file every 3 days.
At each updated the file would be thoroughly notated and conditions that were received would be tagged and updated.
Once
all conditions are received it is the processors job to submit the loan back to the underwriter for final approval(CTC)
once all escrow and title items were received including updated homeowners insurance and fees.
The itemization would then
be prepped and the CD would be requested to be sent to the client
Once CD is out and 3 day waiting period is over the file is checked for any remaining funding conditions and making sure the
file has all information ready for closing docs to drawn by the doc drawer.
At this point the processor would work closely with escrow and the funder to make sure all funding items were provided to
fund the file.
